V: Given your experience in the AEC industry, how has technology adoption changed for construction companies over the last 10 years?



A: Construction companies have always been very pragmatic in their choice of technologies. &nbsp;When something works – be it bulldozers, pagers or push to talk, they go all in. Over the last 10 years, the big driver has been mobile computing and software that’s built for that form factor. &nbsp;SaaS applications that were built for the era of iPhone/iPad/Android devices have greatly improved office-field connectivity and information flow. &nbsp;In the last 4-5 years, sensors and scanning devices (or drone) adoption has also increased. &nbsp;Nowadays, one sees more experimentation with robotics and applied AI, but it’s still early days for those technologies.



V: Do you foresee technology adoption accelerating for new construction methods like prefabrication? Why or why not?



A: It has to.The advantages provided by these methods – of safety, cost and quality – are too great to ignore. There’s also the growing scarcity of labor in markets all over the world to do construction work. The major challenge for prefabrication is simply getting enough work that it can be applied to. Fully modular approaches work for ships and aircrafts because there is enough work for a repeatable approach. With buildings, prefabrication works really well when there is scale.&nbsp;



The bespoke nature of construction – adapting to site conditions, client demand, local codes, etc. is the bigger barrier to broad adoption of prefabrication. However, there are already structures – warehouses, industrial plants, some educational, housing and hospitality projects where this approach should totally work.&nbsp;

V: In what ways can technology help drive the ROI and value that offsite and industrialized construction offer over traditional building methods?



A: My sense is that given that this approach is new, there really isn’t a good technology basis to execute this. For example, building design software is oriented to produce drawings rather than fabrication instructions.&nbsp;



To drive machines rather than drawings requires a whole lot of rework. &nbsp;I believe there are parallel assumptions and restrictions in other infrastructure used by the building industry such as &nbsp;ERP, supply chain planning and logistics software. &nbsp;This means that the burden falls on humans to “hack” together a solution which takes away some of the benefits of this new approach. &nbsp;



Therefore, a tech stack designed specifically for offsite and industrialized construction would greatly drive the ROI and value for this approach.

Setting Up Offsight for Production Lanch



By leveraging Offsight’s Management Tool as part of the&nbsp;<a href="https://www.offsight.com/production" target="_blank" rel="noreferrer noopener">Production &amp; Quality Tracking</a>&nbsp;feature set, Bathsystem&nbsp;began defining their production workflows for launch. Through the Management Tool each stage of the production process, including work areas or assembly zones,were defined and a specific workflow for each type of prefabricated bathroom was created. At each stage of the process tasks such as quality checklists or instructions to review shop drawings for assembly were identified and linked to the specific product or type of prefabricated bathroom and its specific stage in assembly.&nbsp;

While building these workflows in Offsight, Bathsystem&nbsp;was also able to account for variability in their planned production process. For example, their production process involved certain sub-assemblies which needed to be completed prior to the final product moving on to the next stage and in other cases multiple processes could happen in parallel and tracking was necessary across both of these processes. Within Offsight the team was able to define unique workflows for these use cases and set constraints whereby these sub-assembly workflows or parallel process workflows had to complete before the product could proceed to the next stage.&nbsp;



Once these workflows were defined and set up across all types of prefabricated bathrooms and designs, launching the app to the shop floor was seamless and real time data and production progress tracking could be controlled through&nbsp;<a href="https://apps.apple.com/us/app/offsight/id1522830069" target="_blank" rel="noreferrer noopener">Offsight’s mobile app.&nbsp;</a>

Once live, operators and managers were able to leverage Offsight directly from the shop floor. Unique QR codes for each bathpod were created and linked in Offsight. Operators or quality inspectors on the shop floor could scan QR codes at stations and by bathpod to immediately identify the specific product, its stage of assembly and access dynamic quality and conformance checklists in their Offsight tablet apps.

Offsight evolved from the many years of experience our founders gained while working in the Design for Manufacturing and Assembly (DfMA) industry. Our founders, Vikas Murali and Andrew Xue, were technology consultants for some of the world’s largest engineered-to-order manufacturers.&nbsp;
